THE PROBLEM - a complex amalgamation of legislative red tape, large scale development NIMBYism, costly land acquisition, high construction costs, expensive capital, and a lack of financial devel- opment incentives

THE SOLUTION – create a lower entry point into development, utilizing smaller scale developers, contractors and professionals to enter the multifamily market with by-right ministerial approvals of smaller structures on cheaper or already owned land.

In lieu of large residential complexes, breaking down structures into smaller, modularized units that can be tessellated on various dissimilar sites allows for vast amounts of flexibility and seamless integration into the small-scale urban fabric of the city.

Each module is narrow enough to fit on sub-40’ lots and has a compact footprint allowing units to be pulled apart creating space between structures. The modules can be used in various config- urations to densify unique lots with a singular typology. Different site and unit configurations allow for an endless number of permu- tations to meet the diverse needs and landscape of lots through- out the city. From a 1-2 story detached ADU to a 2-story SFR or a 3-story duplex, with bedroom counts from 1 to 3 beds, each small structure can create various housing typologies within a singular structural language. Harkening back to the historical courtyard buildings littered throughout the city, these modules will allow each site to provide pockets of open space at multiple stories to be used in both shared and private capacities.

With modularized CLT panels, off site fabrication methodologies allow for faster and cheaper construction as well as a beautiful and warm interior palette. Sustainable methodologies including colorful recycled plastic façade panels, sloped roofs with optional solar integration for prime sun catchment as well as open space between structures for ample light and air exposure - each module is programed for healthy living practices.
